In addition to waivers, developers can demand up to 3 “Incentives or Concessions” including:
- Gut city development standards like trees, architecture/design, and supergraphics bans
- Gut the local zoning code
- Gut setbacks (frontage that allows for trees and green space)
- Gut “onsite open-space” (mass structures with no courtyard or balconies)
- Gut “exposure” laws – which require that windows can’t look out at walls
- Gut local rules against mixed-used residences on industrial land
